Contract

Site Manager
High End Client Build Refurbishment Project near Sevenoaks

Freelance: initial 30-week Phase 1 contract, starting November 2026

A growing, privately owned contractor specialising in high-end residential work is seeking a Site Manager who combines practical site leadership with an exacting eye for finish to lead and deliver a new client build, 5,000sqft refurbishment project

Role Purpose

You will oversee a luxury full-house refurbishment and extension of approximately 5,000 sqft, taking responsibility for daily operations from the on-site office and welfare setup. Reporting directly to the co-founders and directors, you will manage progress from structural demolition, piling and groundworks through reconstruction to high end finishes.

This is a practical leadership role: alongside coordinating trade packages and protecting the programme, you should be comfortable moving materials, helping keep the site tidy and resolving logistical issues. Success will be measured through delivery milestones, build quality, safety and site cleanliness, with an approachable, professional manner essential for frequent contact with the client.

Key Responsibilities

• Day-to-day management and running of the project, operating directly from the on-site office.
• Coordinating and supervising various subcontractors and specialist packages
• Handling hands-on tasks, logistics, and site organisation with the support of an on-site permanent handyman and labourer.
• Collaborating regularly with the internal management team, commercial QS, clients, and architects, including leading regular site reviews and programme evaluation meetings.
• Managing health, safety, and delivery timelines across structural demolition, piling, groundworks, extension works, and high-end second fix finishes.

Requirements

• Proven track record in high-end luxury residential client builds or experience working with smaller high-end main contractors.
• A proactive, hands-on background with previous working foreman or site foreman capabilities, with project management experience considered ideal.
• Comprehensive understanding of structural phases including groundworks, piling, steels, and masonry, balanced with meticulous attention to detail in high-end second fix carpentry and finishes.
• Excellent site coordination, organisation, communication, and subcontractor management skills.

Apply with your CV, highlighting relevant luxury residential projects and your availability for the initial contract.
